An IR interview with JINUSHI Co.,Ltd. outlined the JINUSHI business model, its growth strategy and its track record. The interview confirmed the long-term stability of its unique model of investing solely in land, as well as its policy of expanding assets around JINUSHI REIT.
JINUSHI Co.,Ltd. operates the JINUSHI business, which invests solely in land rather than owning buildings. It leases the acquired land to tenants and offers the resulting ground rent to investors as a financial product. Tenants range from supermarkets to hospice facilities, and the company aims to generate stable long-term income by entering into long-term fixed-term land lease agreements.
The long-term stability of the JINUSHI business was recognized after the Lehman shock, prompting the launch of JINUSHI REIT. Its stability continued to be recognized through the earthquake disaster and the COVID-19 shock, and JINUSHI REIT's assets now exceed ¥220 billion, following capital increases for 8 consecutive years.
In 2023, the company launched the "JINUSHI Club" product for individual investors, outlining a policy of communicating the strengths of the JINUSHI business to individuals as well. It says it will accelerate growth by diversifying tenant industries, expanding its geographic coverage and proposing off-balance-sheet land arrangements.
Under its medium-term plan, the company targets revenue of ¥100 billion, net profit of ¥7 billion and JINUSHI REIT assets of ¥300 billion by 2026, and plans to strengthen its nationwide expansion and off-balance-sheet proposals. It also expects to continue expanding its locations, including the establishment of a Kyushu branch, and operating businesses centered on low-risk land utilization.
