ITOKI has begun offering “ITOKI OFFICE AI AGENTS,” an AI-powered solution supporting decision-making for office operations. The 3 specialised AI agents, “Facility Portfolio AI,” “Workplace Insight AI” and “Space Matching AI,” are responsible for visualising workplace utilisation, supporting relocation and renovation projects, and optimising day-to-day facilities operations, respectively. The solution also limits the scope of information sent from users’ PCs to the AI, with consideration given to data protection.
The ASBJ standard taking effect in April 2027 is cited as the background to the introduction of the new lease accounting standard. Because office leases will affect financial statements under the standard, companies will need to strengthen their management of office utilisation and their accountability. ITOKI has made clear its intention to transform its business toward Office 3.0, centred on data and expertise.
As competitors also move to convert the value of data and expertise, ITOKI is addressing the issue by applying AI to its facilities management expertise. The aim is to support decision-making on workplace strategy while optimising operations, drawing on its facilities management know-how developed over many years.
ITOKI is considering stronger data integration between the agents and integration with its existing meeting-room booking system, “Reserve Any.” It will continue establishing a framework for applying optimal solutions based on data and specialised knowledge to actual operations. Professor Yutaka Matsuo (松尾 豊) of the University of Tokyo has expressed his support for the initiative.
