Demand for industrial real estate in Vietnam is surging. Realised FDI exceeded $21 billion from January to September this year, while registered FDI also reached a record level. In October, construction began on a new aseptic paper-carton plant and a jewellery plant was opened in the country in quick succession.
Vietnam’s industrial real estate market is seeing rapidly growing demand, supported by new foreign investment and the expansion of existing facilities. According to official statistics, realised FDI exceeded $21 billion from January to September this year, up 12.1% year on year. Total registered FDI as of 30 September reached $50.3 billion, an increase of 76.4% year on year. This is said to be the highest level for the January–September period in the past five years.
具体的な動きとして、10月1日にはパンドラグループがホーチミン市VSIP 3工業団地に総額1億5000万ドルを投じて宝飾品工場を開設し、年間生産能力は最大6000万個で、グループ全体の生産能力の約50%増に相当する。10月10日には王子グループがドンナイ省ロンタインハイテクパークに敷地5万7000平方メートルの無菌紙カートン包装工場を建設する起工式を行い、投資総額は1億1000万ドル、2028年の操業開始を目指し、年産80億個のカートンを生産し200人以上の雇用を創出する予定とされた。これらの動きは、工業用不動産市場の成長を牽引する原動力として位置づけられている。
