In the first half of 2026, factory construction projects continued to account for a high proportion of foreign direct investment in Vietnam's manufacturing sector, with the trend particularly pronounced in the north.
According to an analysis by Savills Vietnam, FDI in Vietnam's manufacturing sector in the first half of 2026 was notable not only for its investment scale but also for the large share accounted for by factory construction projects. Factory construction was prioritised as a factor improving overall investment efficiency and accelerating deployment.
Specifically, 266 of the 468 new FDI manufacturing projects in Vietnam involved factory construction, accounting for 56.84% of the total, while their capital value was approximately US$7.09 billion, or 66.24% of total new FDI manufacturing capital. By contrast, industrial land-related projects numbered 202, with approximately US$3.62 billion in capital, accounting for 33.76%.
In the northern region, factory construction accounted for 54% of new manufacturing FDI and attracted US$6.3 billion, equivalent to approximately 73% of total investment. The southern region also had a high proportion of factory buildings, with factory construction accounting for 63% of the total, while the share of industrial land remained relatively balanced.
These trends are driving demand for ready-built factory solutions in industries such as electronics and high-tech manufacturing, where rapid deployment is required. The entry of Japanese-affiliated brands such as Logicross also indicates an expansion in the supply of ready-built warehouses and greater market diversification.
