Kyoto Shinhankyu Hotel will cease operations on 17 January 2027. The current site includes 325 guestrooms, banquet facilities and food-and-beverage facilities, and is expected to affect the total number of rooms within 500 m of the station.
Kyoto Shinhankyu Hotel will cease operations on Sunday, 17 January 2027, when its contract expires. No owner of the building or land, or specific plans for use of the site, has been disclosed. The announcement specifies that the property has 325 guestrooms, 9 above-ground floors and 2 basement floors, as well as banquet and food-and-beverage facilities.
Centered on the hotel, the room stock around Kyoto Station currently totals 11,073 rooms within 500 m and 17,018 rooms within 1 km. Following the closure, the total within 500 m of the station is expected to decrease by 55 rooms, or approximately 0.5%, while the Shimogyo-ku city category could decline by 7.7% due to the loss of 325 rooms.
The article estimates ADR and occupancy rates using publicly available OTA data. Estimated contracted ADR in the Shimogyo-ku city category is approximately ¥25,223, while occupancy is said to remain around 88% even during the summer. The floors being vacated are primarily those of a city hotel with banquet and food-and-beverage facilities, and a shift of floor space between the north and south sides of the station is anticipated.
As a factor in deciding how to use the site, the maximum total floor area under current regulations is estimated at approximately 6 times the site area. To increase the number of guestrooms, realistic options would include a lodging-focused design of around 40 m or a plan reproducing floor space with banquet facilities. One analysis also says that opportunity cost, based on the relationship between land prices and construction costs, will be the key consideration in valuing the land.
