MFS, which operates online real estate-related businesses, explained the business overviews and growth strategies of Moge Check and INVASE in an IR interview. It launched Moge Check in 2015, subsequently expanded INVASE, and listed on the TSE Growth Market in June 2024. The company outlined plans to expand its business by broadening preferential interest rates for eligible customers, using AI, and strengthening offline initiatives.
MFS operates Moge Check, an online mortgage broker that provides housing loan information, and INVASE, an online real estate investment service. As Japan's first mortgage broker, it has established a system that consolidates applications for underwriting by multiple financial institutions and provides optimal loan recommendations based on creditworthiness analysis. It has also built a business platform for providing information on and supporting the purchase and sale of investment real estate.
According to its corporate history, Moge Check established a business model using an ASP to overcome the constraints of acting as a bank agent and officially launched the service in 2015. INVASE began operations in 2018, and in 2022 the company acquired Condominium Co., Ltd., establishing a structure that also handles real estate brokerage. It listed on the TSE Growth Market in June 2024.
Moge Check's competitive advantage is its ability to complete the process from online loan recommendations through execution, while enabling comparisons of effective interest rates including group credit life insurance. INVASE is characterized by price valuations based on its AI-driven P Score and highly transparent information provision, and focuses on condominium units in Tokyo's 23 wards, Yokohama and Kawasaki.
Its growth strategy includes expanding preferential interest rates for eligible customers, improving services by training AI on underwriting data, expanding quick applications, and increasing its offline partner network. Going forward, it will promote the development of a one-stop service using its app, UX improvements, and continued transparency in property transactions.
INVASE's long-term strategy emphasizes risk reduction and continued rigorous selection of areas and properties. It will refine the P Score and deepen its analysis of rental trends to provide an environment in which investors can invest with confidence.
