PropTech-Lab details its vision for implementing the economics of housing liquidity and life planning. Centered on research, a data platform and AI agents, it proposes designing society through consumer sovereignty and dialogue.
PropTech-Lab outlined a policy for putting its four areas of activity, research, implementation, recommendations and dialogue, into practice. It will analyze liquidity in the housing market and price formation, focusing on redesigning operations using an AI map and building a data platform. The research aims to clarify market dynamics by breaking down areas that AI can replace and areas handled by humans at the task level, and linking international research with Japanese data.
In the implementation phase, the company plans to build a platform for integrated management of data on transactions, locations, buildings, housing histories, disaster risks and demographics. It will deploy services such as AVMs, risk forecasts, recommendations and contract automation, with the aim of realizing a life-planning agent. The vision includes incorporating life events such as marriage and career changes and making 30-year housing strategies visible.
As conditions for consumer sovereignty, the company cites ownership of data, AI accountability, a transparent fee structure and institutional arrangements for data portability, and proposes creating mechanisms to avoid platform dominance. At the same time, based on discussions by the OECD and central banks, it emphasizes the importance of a framework that enhances competition in electronic transactions while preventing new distortions.
Recommendations and dialogue are positioned as pillars of social design. Centered on the concept of responsible innovation, the company will work with the government, industry and academia to promote rules for disclosing real estate transaction data, fairness audits for AI and appropriate legal reforms. It expresses an intention to update the future of housing and institutions through dialogue with readers.
