Based on an overview of the Ministry of Land, Infrastructure, Transport and Tourism’s official land-price survey, this article compiles average-price rankings for detached houses and regional factors. It explains the factors behind the 2025 trends, with land prices in Okinawa Prefecture standing out for their increase nationwide.
The article presents rankings of average detached-house prices by prefecture and regional trends, showing the price levels in higher- and lower-priced areas, including Tokyo and Okinawa Prefectures, and the background to regional disparities. Okinawa Prefecture had the highest increase in residential land prices nationwide, reported at 7.3%.
Three general factors are cited as affecting detached-house prices: general factors, regional factors and individual factors. Regional factors, in particular, are said to have a major influence on price differences between prefectures.
The increase in prices from 2021 to 2023 is explained by breaking prices down into land and building prices. Increases in officially published land prices and construction costs pushed up building prices. Soaring timber prices and a shortage of construction workers also had an impact.
Five factors are identified as affecting real estate prices in 2025: the Bank of Japan’s interest-rate policy, construction cost trends, population trends, land prices, and new railway lines and station openings. The article explains developments in each factor.
