KDX Realty Investment Corporation announced a portfolio reshuffle. The total price of the 7 properties to be acquired is ¥39.226 billion, while a paid nursing home in Sapporo will be sold, and earnings forecasts for 2026 and 2027 have been revised.
KDX Realty Investment Corporation announced plans to acquire a total of 7 properties: 1 office building, 4 residential properties and 2 hotels. The total acquisition price will be ¥39.226 billion.
The property to be sold is the Ten paid nursing home in Sapporo, with a sale price of ¥2.39 billion. The buyer will be Note Welfare Association, the operator of the property.
As part of this reshuffle, 6 properties are expected to be acquired and 1 property sold during the 43rd fiscal period, ending October 2026. Although rental revenue from the new properties will increase, earnings are expected to decline 0.9% due to the impact of the loss on sale and interest rates. In addition, cancellation of investment units is expected to raise distribution per investment unit to ¥4,268, up 1.0% from the previous forecast.
During the 44th fiscal period, ending April 2027, 4 properties will be acquired, while the 4 previously announced properties are scheduled to be sold. Earnings are expected to increase 2.8% from the previous forecast due to rental revenue from the new properties and recognition of gains on sale. Distribution per investment unit is expected to rise 5.0% from the previous forecast to ¥4,440 as a result of the cancellation of investment units.
