LIFULL HOME'S compared the selection rates for preferences in second-hand condominium inquiries in 2025 and 2026, and published rankings of criteria with increased and decreased rates.
LIFULL HOME'S, operated by LIFULL, surveyed trends in the selection rates for preferences when making inquiries about qualifying second-hand condominiums of 30 sq. m or more and less than 70 sq. m, from 2025 through 2026. The results indicated a growing preference for physical features and factors behind greater compromises on interiors and wet-area facilities. The survey periods were January to December 2025 and January to September 2026, and the company published criteria with both increased and decreased selection rates.
The top criterion among those with increased selection rates was good views, which rose sharply from 4.7% in 2025 to 17.2% in 2026. Enhanced security also increased, as did security-related criteria such as 24-hour security and security cameras. The location criterion that the nearest station be a first-departure station also increased. Overall, the findings indicate a stronger preference for safety and comfort.
Among the criteria with decreased selection rates, the rates for facilities directly related to wet areas declined. Sewerage, bidet toilet seats, separate washrooms, separate bathrooms and toilets, and vanity units with showers all declined. The report explains that, against a backdrop of increasing building age and soaring prices, buyers are increasingly compromising on wet-area facilities on the assumption that they can renovate them later.
In summary, the findings indicated that preferences for physical features are increasing, while interiors and wet-area facilities are becoming relatively less important. LIFULL HOME'S offers a feature that allows users to narrow their search from more than 100 preferences and is being used as data to meet individual needs.
