The presidents of leading homebuilders from eastern and western Japan held a discussion covering business strategies in response to the shrinking new-build housing market, future growth areas, and initiatives involving M&A and business succession.
The talk session, hosted by the Japan Association for Promoting Quality Homebuilders, featured Ikeda Yuichi (池田雄一), president of ロゴスホールディングス, and Kubota Kentaro (窪田健太郎), president of ライフデザイン・カバヤ. In light of the shrinking new-build housing market, Ikeda Yuichi (池田雄一) said companies should avoid entering new businesses without sufficient consideration, and argued that they should first focus on steadily expanding their new-build operations.
ロゴスHD is active in M&A and business succession, and made 坂井建設 a subsidiary in 2024. In 2026, it decided to support the rehabilitation of アエラホーム, which had filed for civil rehabilitation, and the order-built housing business and other operations are scheduled to change from アエラホーム to a group company effective 1 October 2026. Against the backdrop of his experience with bankruptcy, Ikeda Yuichi (池田雄一) said he places importance on the trust of customers and employees.
Kubota Kentaro (窪田健太郎) is promoting diversification into non-housing and overseas operations, as well as higher value-added products. He outlined a policy of shifting toward higher-priced housing and strengthening research and development. At the same time, he expressed a willingness to pursue the purchase-and-resale business for existing homes, saying, “We have only just started, but it is something we would like to take on going forward.”
By contrast, Ikeda Yuichi (池田雄一) said he had limited interest in the purchase-and-resale business in the existing-home market, reiterating his intention to prioritise investment in new-build housing. The comments from the two presidents suggest that increasing the value added to housing, along with business succession and industry reorganisation, will become important themes going forward.
