A plan to renovate 2 existing buildings and convert them into hotels around Asahibashi Station in Naha City has been announced, with the total number of rooms within a 1 km radius expected to reach 14,920. The renovations will create 215 rooms and 127 rooms, respectively, using older buildings, with openings scheduled for spring 2027 and spring 2028.
On 24 August 2026, Marriott International announced an agreement to open City Express by Marriott Okinawa Naha around Asahibashi Station in central Naha, with the 215-room renovated property scheduled to begin operations. Separately, コロンビア・ワークス announced that it had acquired the former Ryukyu Sun Royal Hotel and aims to open it in spring 2028 after renovating the building into 127 rooms.
The total number of rooms within a 1 km radius increased from 7,909 in 2012 to 14,920 in 2026, with supply in the area consisting mainly of a combination of renovated properties and new openings. Naha City's ADR was approximately ¥10,262 on a recent 12-month average, while the occupancy rate (OCC) remained high at approximately 87.8% as of September 2026.
The 2 renovated properties will compete in the same area. By price band, properties priced below ¥10,000 and those priced at ¥10,000 to ¥15,000 are overwhelmingly the most common, while the ¥15,000 to ¥20,000 band is thinly represented. A provisional renovation-cost scenario suggests that, at a renovation cost of ¥8 million to ¥18 million per room, renovations that retain the structural frame can offer more favourable yields than the structural costs of new construction.
Despite the difference in opening dates, renovation projects take less time than new construction. The period from announcement of the agreement to construction commencement and opening ranges from approximately 8 months for City Express to around 1.5 years, clearly showing the scheduling differences arising from the nature of the work.
