株式会社ドバイ総合研究所ホールディングス calculated the yen equivalent of a fixed amount of 1 million AED using the UAE Central Bank's official daily values for 22 days in September 2026 and confirmed that the difference between the maximum and minimum amounts was approximately ¥1.849 million. Due to fluctuations in exchange rates, the yen equivalent differs even when the property price is the same in AED.
The yen-converted amounts on 1 September, 9 September and 30 September were approximately ¥43.579 million, ¥41.729 million and ¥42.706 million, respectively, while the reference rates per AED were ¥43.58 on 1 September, ¥41.73 on 9 September and ¥42.71 on 30 September. The chart shows only the 22 daily values as points.
With the budget fixed at ¥50 million, the AED-equivalent amounts were 1,147,350 AED on 1 September, 1,198,200 AED on 9 September and 1,170,800 AED on 30 September, a difference of 50,850 AED between the dates. Viewing the AED-denominated property price and its yen equivalent separately makes the impact of exchange-rate fluctuations clearer.
