Savills Vietnam's analysis that more than 66% of new foreign direct investment is being directed to manufacturing highlights structural changes in the industrial real estate market, centered on factory construction. It also points to the growing leadership of the northern region and rising demand for prefabricated factories.
According to Savills Vietnam's analysis, factory construction accounted for a significant share of both the number of new FDI projects in manufacturing and the amount of newly registered FDI in the first half of 2026. A total of 468 new manufacturing FDI projects were registered nationwide, of which 266 were factory projects, accounting for 56.84% of the total. Their capital amounted to approximately US$7.09 billion, equivalent to 66.24% of total newly registered FDI capital in manufacturing.
Meanwhile, 202 industrial land-related projects attracted approximately US$3.62 billion, accounting for 33.76% of total new investment. In addition to securing land, the potential to shorten construction schedules is being given greater weight in investment decisions, as bringing factories into operation sooner is considered to affect costs and supply chains. The northern region is leading the market, with factory construction projects accounting for 54% and attracting 73% of total investment, or approximately US$6.3 billion.
