アイワ不動産, which manages approximately 8,000 units mainly in Shizuoka City, consolidated its rental business and separated its sales and purchase operations as it introduced a new structure following the appointment of new president Kazuhito Fukasawa (深澤 一浩). The company set out a plan to triple operating profit over the next 5 years.
アイワ不動産 revamped its organizational structure following the appointment of new president Kazuhito Fukasawa (深澤 一浩) in January, with the aim of strengthening its rental business. It plans to consolidate its property management and brokerage divisions in its core rental business and promote on-site, proactive measures to address vacancies.
The company said the consolidation was prompted by a passive approach to customer service and insufficient coordination between divisions. It established a Rental Business Department by consolidating its Leasing Business Department and Rental Property Management Business Department. It reviewed the roles of brokerage and property management staff and changed the structure so that coordination of restoration work and other duties were transferred to brokerage sales, allowing them to become directly involved in improving property values.
In the sales and purchase division, responsibilities for housing and investment properties were separated to improve profitability. The management division, meanwhile, was placed under a structure focused exclusively on tenant support and construction management operations.
President Fukasawa said that in 2025 the company received more than 10,000 inquiries, concluded approximately 2,000 contracts and achieved a contract rate of approximately 20%. He explained that the lack of clarity in the division of responsibilities between departments and insufficient follow-up with prospective customers were challenges. The company has set a target of tripling operating profit over the next 5 years.
