Following the sale of the property in Fukuroi, Shizuoka Prefecture, Kasumigaseki Capital will form a fund to develop relay-transport hubs and advance the project while handling project management and asset management. It will also develop new solutions, including the automation of refrigerated and frozen warehouses.
Kasumigaseki Capital announced that, following the sale of the property in Fukuroi, Shizuoka Prefecture, to Cold Tech Fukuroi SPC, a special purpose company formed for the property, it will launch a project to develop relay-transport hubs. In connection with the formation of the fund, the Company will undertake project management and asset management services.
The project will accelerate capital investment in refrigerated and frozen warehouses and promote the development of warehouses incorporating automation into refrigerated and frozen operations as one of the new logistics solutions addressing the shortage of truck drivers and improvements in working conditions, both challenges arising from the 2024 problem. The facility is said to be among the largest rental automated frozen warehouses in Japan. Its location midway between Tokyo and Osaka will enhance its function as a relay hub for the Tokyo metropolitan and Kansai regions and enable it to meet demand for wide-area e-commerce logistics.
Sales related to the formation of the fund are included in the consolidated earnings forecast for the fiscal year ending August 2026. The lists of properties under development, properties undergoing value enhancement and completed developments will be presented as publicly disclosed information, and the Company also plans to create synergies with existing properties.
